Chapter 2: Apply building finishes
📚 8 Topics

Building finishes are critical in defining the aesthetic appeal, durability, and functionality of constructed buildings. For Quantity Surveyors in Kenya, understanding the types of finishes and their application methods is essential for accurate cost estimation, procurement planning, and quality assurance during construction projects. Building finishes not only enhance visual appearance but also protect structural elements from environmental damage, contributing to the longevity of the asset. This chapter explores the various types of building finishes and the prevalent methods used in their application within the Kenyan construction industry.

2.1 Types of Building Finishes

The selection of building finishes depends on factors such as building use, environmental conditions, budget constraints, and desired aesthetics. For Quantity Surveyors, knowledge of these finishes is vital for preparing detailed Bills of Quantities (BoQs), advising on cost-effective alternatives, and ensuring compliance with client specifications. Building finishes broadly fall into categories including surface finishes for walls, floors, ceilings, and external facades.

2.1.1 Surface Finishes for Walls

Wall finishes improve both the appearance and protection of internal and external walls. Internally, plaster and paint are common, while externally, finishes must resist weathering and moisture ingress.

Types of Wall Finishes

  • Plastering: This involves applying a mixture of sand, cement, and water to smooth and protect masonry surfaces. In Kenyan hospitals and schools, plastered walls provide a hygienic, easy-to-clean surface.
  • Painting: Paints add colour and weather resistance. Emulsion paints are widely used indoors for their low odour and ease of application, while oil-based paints are preferred externally for durability.
  • Wall Tiles: Ceramic or porcelain tiles are used in wet areas such as bathrooms and kitchens for water resistance and easy cleaning, common in hotels and retail shops.
  • Cladding: External cladding materials such as stone, timber, or metal sheets enhance aesthetics and protect against harsh weather, often seen in county government offices.
  • Wallpaper: Though less common in Kenya due to maintenance challenges, wallpaper offers decorative options for offices and commercial buildings.

2.1.2 Floor Finishes

Floor finishes must withstand traffic loads, provide safety, and complement the building’s function. Quantity Surveyors must understand the specifications to estimate materials and labour accurately.

Common Floor Finishes

  • Ceramic Tiles: Favoured in commercial buildings and hospitals for durability and ease of cleaning.
  • Terrazzo: A composite of marble chips and cement, terrazzo floors are durable and decorative, used in university lobbies and bank foyers.
  • Vinyl Flooring: Cost-effective and water-resistant, vinyl is common in clinics and schools.
  • Parquet and Timber Flooring: Used in offices and hotels for elegance, timber flooring requires maintenance against moisture and wear.
  • Concrete Finishes: Polished or coloured concrete floors are increasingly popular for industrial and retail spaces due to low maintenance and strength.

2.1.3 Ceiling Finishes

Ceiling finishes contribute to thermal comfort, acoustics, and aesthetics. Quantity Surveyors must consider ceiling types in cost plans and maintenance projections.

Ceiling Finish Types

  • Plastered Ceilings: Smooth and painted, plastered ceilings are common in residential and office buildings.
  • Suspended Ceilings: Comprised of panels fixed to a grid, suspended ceilings allow easy access to services and improve acoustics, frequently used in hospitals and corporate offices.
  • Timber Ceilings: Used for decorative purposes in hotels and upscale commercial buildings.
  • PVC Panels: Lightweight and moisture-resistant, PVC ceilings are suitable for kitchens and bathrooms.
  • Exposed Beams: In some architectural designs, ceilings expose structural elements for aesthetic effect, requiring protective finishes to prevent deterioration.

2.1.4 External Finishes

External finishes protect the building envelope against weather and impact the overall visual impression. Quantity Surveyors must account for durability and maintenance costs in their assessments.

Types of External Finishes

  • Rendering: Cement or lime-based renders provide a uniform surface and weather resistance.
  • Stone Cladding: Natural or artificial stone enhances durability and appearance, often used in public buildings.
  • Metal Cladding: Aluminium or steel panels offer modern aesthetics and protection, common in commercial developments.
  • Paint Finishes: Weather-resistant paints protect masonry surfaces.
  • Glass Facades: Used in modern office buildings, glass facades require specialized installation and maintenance considerations.

Chapter Summary

This chapter explored the various types of building finishes, emphasizing their role in enhancing both the functionality and aesthetics of structures. It detailed the methods used to apply these finishes, highlighting the importance of proper technique for durability and appearance. Specific application procedures were examined for a range of finishes including tiles, paints, parquets-facing, pebble dash, plaster, render, floor screed, marquees, granolithic finish, terrazzo, cladding, curtain walling, wall in-fills, wallpapers, and ceiling boards, each with its unique process and considerations. The chapter also introduced emerging technologies that are transforming finishing techniques, followed by a focus on smart wall finishes such as advanced aesthetics, heat-reflective coatings, and acoustic finishes that improve building performance. Sustainability was addressed through the discussion of greening practices and the use of renewable resources, particularly natural materials. Finally, the incorporation of recycled content in finishes was highlighted as a key strategy for reducing environmental impact in modern construction.
